Realtor vs. Agent

The words agent and Realtor are often used interchangeably in everyday speech, but they mean different things. A real estate agent is anyone who holds a state-issued real estate license, whatever their affiliations. Realtor is a registered trademark of the National Association of Realtors, and it denotes membership in that private trade organization, not a license or a level of licensure. Every Realtor is a licensed practitioner, but a licensed practitioner is only a Realtor if they have joined the association, typically through a local board and their brokerage.

For a new agent, the distinction matters practically. Membership binds you to the association's Code of Ethics and its enforcement processes, and in many markets it is bundled with access to services commonly used in daily practice, including the local multiple listing service where the MLS is Realtor-affiliated. Membership involves dues at the local, state, and national levels, and whether your brokerage participates can effectively decide the question for you, so it is worth asking about during brokerage interviews.

Confirm what actually applies in your market before assuming membership is required or optional. Licensing itself always comes from the state real estate commission, and no association membership is part of that legal requirement. Separately, check how the MLS in your area is structured, what your prospective brokerage expects, and what membership costs and obligations entail. Also note the branding rules: only members may use the Realtor mark, and the association publishes guidelines for how it may appear in advertising.
