National Portion

The national portion is the section of the real estate licensing exam that covers principles common to practice across the United States. Typical topics include property ownership and land use, agency relationships, contracts, financing concepts, valuation and market analysis, fair housing and other federal regulations, transaction procedures, and real estate calculations. Because these fundamentals do not depend on any one state's statutes, testing vendors administer a standardized national section alongside each state's own supplemental section.

For a candidate, the national portion usually represents the larger share of study time simply because it spans the widest range of material. It rewards genuine conceptual understanding: questions often present a short scenario and ask you to apply a principle, such as identifying what kind of agency relationship exists or how a contract clause operates. The math items, covering areas like area calculations, proration concepts, and loan-related arithmetic, are learnable with practice and tend to be where prepared candidates pick up reliable points.

Which national exam you take depends on the testing vendor your state uses, and vendors differ somewhat in outline and question count, so study from materials aligned to your state's actual exam. The official candidate handbook published for your state lists the content outline for the national portion in detail. If you fail only the national portion, most states let you retake just that section, but retake limits and windows are state rules, so confirm them with your state real estate commission.
